Twenty-Plus Years Since the Builders Left

Kitchen remodeling in Aliante usually means taking a kitchen that came off a builder's option sheet and making it fit the people who live there now. Aliante held its grand opening on May 3, 2003, and the first roughly 1,750 homes were built by D.R. Horton, KB Home, Pardee Homes and Pulte. Most of those kitchens are now more than twenty years old, and the original cabinets, counters and flooring are showing it.

Where Aliante sits

Aliante is a master-planned community in the northwestern part of the City of North Las Vegas. That puts it inside city limits, so building questions go to the City of North Las Vegas, not Clark County and not the City of Las Vegas.

What a 2003 builder kitchen looks like now

Phase one homes were priced from the mid-$100,000s to the upper $200,000s when they were new. At that price, builders used standard-grade cabinets, laminate or entry-level tile counters, and a basic sink and faucet package. After two decades, common signs of wear include:

  • Cabinet doors with worn finish around handles and the sink base
  • Drawer boxes with tired glides that no longer close fully
  • Tile counters with stained grout, or laminate with seams lifting near the sink
  • Flooring that does not match newer rooms where owners have already replaced it

The boxes are often still solid, which makes cabinet refacing a good fit: new doors, drawer fronts and veneer over the existing frames, paired with new soft-close hardware. Where the boxes are water-damaged or the layout is the problem, full replacement makes more sense, and we will tell you which one we see.

Sun City Aliante: kitchens for staying put

Sun City Aliante is the 55-plus section built by Del Webb and completed in March 2003. Homeowners there often ask for changes that make a kitchen easier to use for the long haul: pull-out shelves in base cabinets instead of fixed shelves, drawers in place of deep lower cabinets, brighter under-cabinet lighting, lever faucets, and a counter section at a comfortable seated height. None of this has to look clinical. It can be part of a regular remodel.

Islands and open plans

Many Aliante floor plans place the kitchen next to a family room with a small peninsula or island between them. Removing a peninsula, enlarging an island or adding seating are common requests. Moving a sink or cooktop into an island means running plumbing, gas or electrical through the slab or the floor, which raises cost and may need a city permit. We price the plain version and the moved-sink version side by side.

HOA and community rules

A master plan comes with community rules. Before demolition, check your association's requirements for contractor working hours, dumpster or roll-off placement and where trucks can park. Interior cabinet and counter work rarely needs design approval, but you will want to know about any notice requirements. We can put the scope in writing for your management company.

Typical costs

A cabinet refacing and countertop project in an Aliante kitchen usually costs much less than a full tear-out. A full remodel with new cabinets, quartz counters, tile backsplash and LVP flooring is a larger investment that depends on size and layout. We give you a written, itemized quote after we measure. Aliante Background for Homeowners

  • A planned community, start to finish. About 1,900 acres of BLM land were auctioned in May 2001 to North Valley Enterprises, a joint venture of American Nevada Corporation and Del Webb, for $47.2 million. Aliante was announced in August 2002 and held its grand opening on May 3, 2003.
  • Four original home builders. D.R. Horton, KB Home, Pardee Homes and Pulte were scheduled to build the first roughly 1,750 single-family homes, priced from the mid-$100,000s to the upper $200,000s, so kitchens here started as builder-standard packages.
  • A 55-plus section. Sun City Aliante, an age-restricted community by Del Webb, was completed in March 2003 and recorded 400 home closings that year, making it the third best-selling community of 2003 in the valley.
  • Inside North Las Vegas city limits. Aliante is in the northwestern part of the City of North Las Vegas. The plan set aside 22% of the land for public and recreation use, including Aliante Nature Discovery Park, which opened in May 2003.

Aliante Questions

Should I reface or replace the original cabinets in my Aliante home?

If the boxes are dry, square and solid, refacing is usually the cheaper route and keeps the kitchen usable for more of the project. If the sink base has water damage, the layout does not work, or you want different cabinet sizes, replacement is the better buy. We open the cabinets and check before recommending either.

Is Aliante in North Las Vegas or Las Vegas for permits?

Aliante is inside the City of North Las Vegas, so permit questions for work like moving plumbing or adding circuits go to that city. Cosmetic work like new doors or a counter swap on the same cabinets usually does not need one.

What kitchen changes help in a Sun City Aliante home?

Pull-out shelves, full-extension drawers, lever faucets, brighter task lighting and a lower counter section are popular. They can be added during a full remodel or as smaller upgrades on their own.

Do I need HOA approval for a kitchen remodel in Aliante?

Interior work typically does not need design approval, but rules on work hours, dumpsters and contractor parking vary by association. Check your documents or ask your management company before we schedule demolition.
