Rethinking the Spring Valley Floor Plan

If you are looking into kitchen remodeling in Spring Valley, there is a good chance your house went up during the town's big building boom. Spring Valley's population went from 51,726 in 1990 to 117,390 in 2000 and 178,395 in 2010, according to census figures on Wikipedia. Homes from those years were built quickly and to the taste of the day: a kitchen tucked behind a wall, a small eat-in nook and a breakfast bar that sits a few inches too high. In homes like these, a kitchen remodel that changes how the space works, not only how it looks, is often the bigger payoff.

Where it started. The area traces back to a racetrack. Stardust International Raceway was built here in 1965, and Pardee Homes bought the land in 1970 to begin a master-planned community. The name came from the community's views of the Spring Mountains. Clark County created the town of Spring Valley in May 1981 after residents petitioned for it.

County, not city. Spring Valley is an unincorporated town and census-designated place. It has no city hall of its own; the Clark County Commission governs it, with input from a Town Advisory Board. For homeowners, that means permitted kitchen work goes through Clark County rather than the City of Las Vegas, even though the mailing address says Las Vegas. We check this for every address before we plan work that moves a sink, gas line or circuit.

Layout and island changes we plan here

  • Removing or shortening the wall between the kitchen and family room
  • Lowering a raised bar to one counter height so the kitchen reads as one surface
  • Turning a breakfast nook into a larger island with seating
  • Moving the range to an outside wall for better venting
  • Rearranging the work triangle so two people can cook at once

Kitchens that get used hard. Spring Valley is one of the most diverse parts of the valley. In the 2020 census, residents were 37.1% non-Hispanic white, 22% Hispanic or Latino, 21.1% Asian and 12.3% Black. The Spring Mountain Road corridor, designated Chinatown in 1999, draws people from across the region to shop for groceries and dine out. Many households here cook a lot, sometimes for big families. That pushes us toward strong range hoods vented outside, deep drawers for pots and woks, a large single-bowl sink and countertops that stand up to heat and daily scrubbing.

Dense, close-set homes. With 215,597 residents on roughly 33 to 35 square miles, Spring Valley had a density of about 6,072 people per square mile in 2020. Lots are tight and driveways are short. We plan where the dumpster or trailer goes, keep cutting noise to reasonable hours and keep materials out of shared walkways, especially in townhome and condo communities with their own association rules.

Other services. Not every Spring Valley kitchen needs walls moved. We also handle cabinet replacement and refacing, new countertops, backsplash and kitchen flooring, and smaller updates on a budget, such as new doors, hardware, lighting and a faucet.

Spring Valley Background

  • Boom-era housing. Spring Valley grew from 51,726 residents in 1990 to 117,390 in 2000 and 215,597 in 2020. By the 2000 census it already had 52,870 housing units, many with the closed kitchen layouts common at the time.
  • Governed by Clark County. Spring Valley is an unincorporated town created by the Clark County Commission in May 1981. It is governed by the county with an advisory board, so permitted work is handled by Clark County rather than a city.
  • Master-planned roots. Stardust International Raceway was built on the site in 1965, and Pardee Homes bought the land in 1970 to start a master-planned community named for its Spring Mountains views.
  • Boundaries. The town runs from Sahara Avenue on the north to Warm Springs Road on the south, and from Decatur Boulevard on the east to Hualapai Way on the west, about 2 miles west of the Strip.

Spring Valley Questions

Who issues permits for kitchen work in Spring Valley?

Spring Valley is unincorporated Clark County, so the county handles building matters, not the City of Las Vegas. Your mailing address may still say Las Vegas. We confirm the jurisdiction for your address before planning work that needs review.

Can the wall between my kitchen and family room come out?

In many homes from the 1980s and 1990s it can, at least partly. We check whether the wall carries load and whether plumbing, ducts or wiring run through it, then give you options and prices for a full removal or a wider opening.

What range hood works best for heavy cooking?

A hood vented to the outside handles smoke and grease far better than a recirculating one. Where the house allows a duct run, we plan for an outside vent. Where it does not, we explain the limits of a recirculating hood before you choose.

I live in a Spring Valley townhome. Is that a problem?

No. Townhome and condo kitchens can be remodeled like any other. Check your association's rules on work hours and parking, and let us know about shared walls so we can plan noise and access.
